Madurai IT - Park & Tidel Park Construction has started

Sell Land in madurai / Buy Land for sale in Madurai ? Madurai Real estate market is picking up. Especially after Tamil Nadu state Government announcement of installing the Tidel Park and Software City in suburbs. Madurai Corporation also revaluated the land price around Madurai. 100 Sqft now sells around 5-9 lakh around Meenakshi amman temple. Arrival of Alukkas Jewelry hiked the shopping place lands around Madurai Meenakshi amman temple. They bought 100 square feet for 22 Laksh on West Veli street. Land Around Madurai Tidel Park

The Tidel Park has been planned in ilanthaikulam ( %E0%AE%87%E0%AE%B2%E0%AE%A8%E0%AF%8D%E0%AE%A4%E0%AF%88%E0%AE%95%E0%AF%81%E0%AE%B3%E0%AE%AE%E0%AF%8D ) located next to chozhan kuruni ( சோழங்குருணி )  and  valaiyangkulam (வளையங்குளம்). There 1 cents sells nearly Rs 70,000 - 100,000. As per my knowledge no bulk land is available now. No one wish to sell at this moment as the land price and demands goes up every month. Most of the politician bought the lands, especially Mr. Alagiri (Tamil Nadu Chief Minister son) bought more than 112 acres land around that place.  Mr. Baluchamy Arumugam(one of the associate of Madurai  Real Estate) has some good contacts around that place as he was working there as Tamil Nadu government Village union Development Manager (Block Development officer or simply BDO). The foundation of Tidel Park has been done 2 months ago and I can see the Construction companies like PNC moving big machineries and setting up the local offices. The project will be completed within 3 years. Valayangulam (வளையங்குளம்)which is located between Tidel Park and Madurai Airport sells around 65,000 - 80,000 per cents now.

Land Around IT Park Madurai

There is another Project called Park called IT Park. If you want your investment appreciate more than 100% - 300% that Nagamalai Pudukottai (நாகமலை புதுகோட்டை ) IT Park would be the hottest place to buy.

The IT Park ( software city ) has been planned adjacent to Madurai Kamaraj University called Ilanthai Kulam ( இலந்தை குளம் ). 18 - 22  KM Distance from Madurai Airport. Allocation of Land to many different MNC is already done. Please read exact location of  IT Park Madurai and development.  Some IT Companies HCL, Wipro, Honeywell  , Cognizant Technology, Desolve and a Deutch Bank bought land here. Before allocation, DMK local politicians were asked to buy the land from villagers and farmers behalf of DMK ministers. Thayanithi Maran, Thurai Murugan, SP Thangavel are some of those. They bought the land for Rs 5000 - 6000 per 100 Sqft. After accumulation they sold the lands to IT companies somewhere around Rs 50,000.00 - 300,000.00. Madurai Real Estate helped Azhagiri’s and Thayanithi’s Men to accumulate more than 97 Acres.

Now the surrounding villages and agricultural land value has increased 100-300 fold. The Nagamalai Puthukottai - University road value went upto 1 Lacks (Rs 100,000 ) per cents.

Madurai Airport authority occurring land

But as Madurai airport already started expanding its runaway from Valayankulam (வளையங் குளம்) to Arruppukottai (அருப்பு கோட்டை), people are slowing down to buy the land from that surrounding. Because on July 2007, some officials from Airport authorities ,  Aviation and Airport development officials issued an informal layout to local residents. And informed them that airport authority of india planning to occur the land for expansion. Land between Perungudi and Airport will be occurred. As per their layout plan, the new housing developments called Prem Nagar will be completely taken off. The prem Nagar is located between Saras Wathi Narayan College and Parambu Patti (பரம்பு பட்டி) . The village Parambu Patti  (பரம்பு பட்டி ) will be completely occured for airport location. Parambu patti (பரம்பு பட்டி ) has more than 500 acres of land survive mainly on Jasmine flower firming. Any land between Aiport, Parambu Patti, Saras Wathi Narayan College, Mei Vazhi Chalai ( Truthful Path association) Building has been planned to take over by Madurai Airport authority. So I don’t advice to buy the land between Perungudi and Airport.

Madurai airport Ring Road Land

But lands around Ring Road which touches the airport and Parambu patti ( Two lines which run around the Madurai City) sells somewhere around Rs. 75,000 - 100,000 per cents ( 100 square feet) . Couple of shopping complex has been already planned. New housing structures and apartment buildings also coming up. Chozhankuruni சோழங்குருணி (pronounce Solang kuruni) , Nagamalai pudukottai, Ring Road around Parambu patti, Perungudi (which is on the belt of Madurai - airport , Madurai - Aruppukottai main road would be the best place for investment. The Apartment construction company SAHARA Realtors bought the land on Airport Ring Road on Rameswaram two way lines and  have a plan for constructing upper middle class individual house.
